Thank you for your recent reservation. Please read, sign and return a copy of the last page (4) of this Rental Agreement with your deposit. Please make sure all other adults in your party have read this agreement. The fax number and address are at the end of the agreement.
Payments and due dates:
Reservations may be made up to two (2) years in advance, but are subject to the rates in effect on the arrival date.Shutters by the Sea is rented on a "weekly only" basis - Sunday to Sunday, during the Spring break, Spring, Summer, and Late Summer seasons.There is a four (4) night minimum on rentals during all other seasons, unless otherwise specified.
Advance rent deposit is required within fourteen (14) days after placing your initial reservation. The initial deposit is 50% of the total rental fee plus 11% sales and tourism tax unless otherwise specified. Prices may be subject to change without notice due to tax increases.
Rental balance is due in full fourteen (14) days prior to arrival date. A $500 security and damage deposit is also required for each week of rental and is due fourteen (14) days prior to arrival date.
The security/damage deposit must be charged to a valid Visa or MasterCard - sorry no checks. Your security/damage deposit will be refunded as a check from Masonhouse, LLC and mailed within 7 days of your departure, provided all rules and regulations were observed, there was no damage to the unit, or missing items. If damages or missing items are greater than the $500 security deposit the renters agree to pay for the total cost of repairs or replacements.
Method of Payment:
We prefer payment with a Visa or MasterCard. Please just call us at (708) 212-0649 and give us your information. For your security reasons, we do not accept this type of payment over the Internet or email. We will also accept a personal check however; we must receive your second payment NO LESS than fourteen (14) days prior to your arrival date. Your security/damage deposit will also be due at that time. We will cash BOTH the final payment and security deposit checks and make sure they have both cleared before giving you the instructions for key pick-up.
PayPal. We can accept Visa/MC/Discover or AMEX through PayPal, but in order to process the amount need for a week at Shutters you will have to be a verified member. If you do not have a PayPal account, please go to www.PayPal.com to register. It’s fast, easy, extremely secure, and best of all free. Rules and Regulations:
1. Shutters is to be left in a neat and tidy condition with no damage to the house or its contents.
2. All dishes are to be washed or loaded in the dishwasher. All garbage is to be removed from the premises and placed in the receptacle by the back alley.
3. The maximum number of guests is ten (10) and shall not exceed the number allowed. This includes all children except for infants in a crib.
4. Furnishings are not to be removed from the property for use outside or in other properties.
5. "No pets" policy must be observed. Pets are not allowed in the unit or on the premises. Evidence of pets inside the unit will result in a full loss of security deposit.
6. Smoking is not allowed in the house. Guests may smoke outside of the house, but they are responsible for cleaning up and removal of cigarette butts and ashtrays.
7. All keys are to be left with our Florida rental agent upon your departure. There will be a $10.00 charge per key if not returned.
8. Shutters is strictly a family rental home. We do no rent to wedding parties, conferences, retreats, or groups of students. Shutters does not rent to anyone under the age of 25, unless they are accompanied by a parent who is also staying and sleeping at Shutters for the entire rental. Reservations made under false pretenses will be subject to forfeiture of advance rental payments and/or security/damage deposit and you will be removed from the property.
Hurricane Policy:
Walton County will declare a mandatory evacuation for any hurricane category 2 of higher when the county is within the forecasted landfall. This evacuation order will be declared 72 - 48 hours prior to landfall and by law your party will agree to leave the property immediately once the evacuation order is given. You will be refunded for the nights booked but not spent at Shutters minus a $100 processing fee. If a hurricane category 2 or higher makes landfall within the county PRIOR to you arrival Shutters will need 24 - 48 hours for clean up and damage assessment. If area services (power, restaurants, grocery stores) are not restored or open within 48 hours of the "all clear" you may cancel your reservation minus a $100 processing fee. You will not be charged for nights booked but not spent at Shutters.
Spring Break Policy:
Shutters is strictly a family rental home. We do not rent to students or anyone under the age of 25 unless they are accompanied by at least one (1) parent for every two (2) children under the age of 25. The parent(s) must be staying at Shutters for the duration of the rental. This does not include being accompanied by an Aunt, Uncle, friends parents or older sibling, only a parent of the child under age 25. Any guests making reservations under false pretenses will be removed from the unit by our Property Management and the County Sheriff and will lose the remainder of their rent plus full security deposit. Underage drinking or drug use will not be tolerated at any time, even if the parents are present. Any evidence of illegal drug use or underage drinking will be meet with the county Sheriff and immediate removal from the property, loss of remaining rent and security deposit.
Refunds and Cancellation Policy:
Refunds will not be given for late arrivals or early departures.
Refunds will not be given for inclement weather or other acts of nature unless there is a mandatory evacuation as mentioned above in our hurricane policy.
Cancellation more than two (2) months before your arrival date: $100 processing fee.
Cancellation 60 days to (1) month before your arrival date: 50% Loss of initial deposit.
Cancellation less than one (1) month before your arrival date: Total loss of initial deposit.
Smoking:
Shutters is a NO SMOKING unit. Evidence of smoking inside the house will result in a partial to full loss of security/damage deposit. Smokers may smoke outside the house. For their convenience we have provided ashtrays. Smokers are responsible for cleaning up and removal of cigarette butts and ashtrays.
Please do not throw cigarette butts in the pine straw.
Pets:
Pets are not allowed at Shutters. If you are found to violate this policy, you will be asked to vacate with no diminution of rent and be held responsible for all costs of cleaning and disinfecting the property. Your damage deposit will be forfeited if any evidence of a pet of any kind is found upon your departure.
Maximum Occupancy:
The maximum occupancy is 10, not including infants in portable cribs. Renters will be removed from the property if their numbers exceed the maximum and their damage deposit will be forfeited.
Owners Lockers:
There are four locked owners storage areas at Shutters not accessible to rental guests. Any evidence of tampering with the locks, hinges, or attempting to pry open a door will result in a full loss of the $500.00 security deposit.
.Check In / Check Out
Check-in time is 3 p.m. and every effort will be made to have our house ready for you.
Checkout time is 10 a.m SHARP! Please be prompt so that we may prepare for our next guests.
Linens/Towels/Supplies.
Although linens are furnished, please bring your own beach towels and beach blankets, as linens are not to be removed from the house. Any lost or damaged linens will be deducted from your security deposit. An initial supply of paper products, trash liners, bathroom tissue and facial soap is provided. Extra items needed are the responsibility of the guest. Cleaning supplies are not provided.
Parking
Parking is limited to two spaces in the front and two spaces behind the garage for a total of four vehicles. RV's, Camper trailers or boats are NOT allowed in the parking area. At no time shall any vehicles be parked on the street or alley behind Shutters. This includes the vehicles of any friends who may be visiting guests at Shutters.
Liability/Lost Items/Maintenance
Shutters by the Sea and Masonhouse LLC, will not be held responsible for acts of theft or vandalism or other damages to the guest's personal property, personal injury or items left in the house. Every effort will be made to return any items left, but we assume no responsibility for such items.
We appreciate your reporting all maintenance items and we will respond to them as soon as possible.
